Free Financial Pre-Qualification

Before anything, we make sure you’re financially ready to move forward — and we do this completely free of charge. We help you get pre-qualified for purchasing land and securing financing, whether that’s through CMHC-insured products, traditional construction and term loans, or for-sale-based project funding. We review your personal net worth, liquidity, and key financial ratios to ensure everything is aligned. This early prep work saves you time, helps avoid unnecessary delays, and gives us a clear roadmap — and again, it’s all done at no cost before we even formally engage.

But more importantly, we go way beyond just checking if you qualify. We run a full development pro forma and a CMHC-specific pro forma tailored to your project. This includes a full set of scenario and sensitivity analyses — lease-up timing, vacancy risk, construction budget overrun potential, interest rate fluctuations, expense and rent assumptions, and even long-term return targets. We break down the numbers in multiple scenarios — best case, base case, and worst case — to stress-test the deal and make sure it’s financially sound. It’s a thorough, transparent process that ensures the project is viable and profitable before any contracts are signed or money is committed. This level of diligence is how we protect your time, capital, and overall investment strategy from the very beginning.

Finding the Right Land (Or Using Yours)

Already own the land? Amazing — we’re halfway there.

If not, we’ll help you source land with high ROI potential, strong appreciation, and low vacancy risk. We only look for lots that make sense from both a leasing and an exit strategy perspective — prime locations, strategic neighborhoods, strong fundamentals.

We also do a deep dive into any development risks — zoning issues, utility pole relocations, slopes, drainage, soil contamination, you name it. We’re here to help you avoid surprises, negotiate pricing properly, and even structure smart clauses in your purchase agreements (like demo rights, utility disconnections, and more) to speed up the process and save you money.

Design: Fast, Flexible & In-House

Our in-house architect is a game-changer. No waiting two weeks just to start — we move quickly. You get your initial designs fast, and we’re right there with you making revisions in real-time. No delays. We also bring interior design into the picture early — we’ve got rental-grade interior packages already built from years of doing this. If you want to bring in your own designer, we’re happy to work with them too. But for investment-focused builds, our packages hit the sweet spot between durability, budget, and style.

Budgeting & Construction Pro Forma

We start rough budgeting from the very beginning — but after the architectural and design phases, we provide a much more refined and accurate Class B budget.

We tailor this budget to your land, your design, and your goals. Everything is aligned with your financing — all wrapped in a realistic, experienced lens. We make sure your numbers work.

Financing – Fully Handled

Whether you’re going CMHC, traditional, or something custom, we’ve got you covered.

We work closely with seasoned mortgage brokers who understand development financing inside and out. From paperwork to bonding, home warranty, builder strengths, appraisals and all the fine details — we take care of everything. You’ll be set up right.

Permits, Zoning & City Coordination

This is the part most investors dread — but we love handling it for you.

We apply for all necessary permits: development, building, demo — even rezoning if needed. We coordinate with the city, file all documentation, and attend all the required meetings on your behalf. You won’t have to chase anything. We do the legwork so you have peace of mind.

Construction – Where We Excel

Once permits and financing are ready — or even partially in — we kick off construction with full force.

Our project managers and long-standing trade and supplier relationships let us lock in pricing and timelines right from the start. No surprises, no delays. We schedule inspections, coordinate every phase, and even welcome third-party inspectors if you want extra assurance. It’s your investment — we want you to feel confident every step of the way.
